March 2019 Pagosa Springs Real Estate Newsletter

It’s very white everywhere. We’ve got twice as much snow on the ground than we had at this time last year. I just looked at the long-range forecast, and we’re due for two days of sunshine and then back to rain and snow. The good news is we should have a very green spring with lots of flowers. Rafting season should be excellent, and the fisherman will be happy as well. All this water will put a damper on our fire season.

Wolf Creek Ski Area received 17” of new snow last night, and it is snowing as I write. Our midway depth is 136” and the year-to-date total snowfall is 386”. The Spring Breakers are due in town shortly, and they’ll be thrilled with the excellent ski conditions.

In other local news, our Pagosa Pirates sports teams are doing great. I went to a high school basketball game yesterday. The girls won, and they are headed to state. The wrestling team just got back from state competition, with six wrestlers receiving medals. Pagosa native and star athlete Cameron Lucero, sophomore, took first place in the 145-pound division. High school sports are very important in our small town, and we’re very proud of our kids’ accomplishments.

Now for the latest real estate news. Sales continue to lag behind last year. Home sales are down 22%. Condo sales are down 70%. Land sales are up slightly by 2%. Total sales are down 14%, which represents 77 sales so far this year compared to 90 last year. As usual this time of year, we’re dealing with a very small sample size, so take these numbers with a grain of salt. If you’re considering putting your property on the market, Now is the time to do it. There’s pent-up demand waiting to see what you have to offer. Interest rates are still very good at 4.375% for a 30-year fixed-rate mortgage and 3.75% for a 15-year.
